Q: Are your windows perspex or glass? A: All our log cabins and weekend houses have glass windows and doors.
Q: How long will it take me to erect my log cabin? A: The size of your cabin determines the time it takes to erect the structure – however, as a guideline, one of our smallest cabins would take 2 people about 2 days to erect. A larger cabin would take 2 people about 4 days to erect.
Q: Is the wood used in your log cabin from a sustainable source? A: It is the policy of our manufacturers to avoid using wood that has been illegally harvested; wood from genetically modified trees; wood from areas where traditional or civil rights are violated; and wood from uncertified high conservation value old-growth forests, as described in the current FSC PBC policy, when applying the FSC policy.
Q: Is everything supplied to construct the building? A: Yes all nails, screws etc are supplied along with comprehensive instructions.
Q: Are the buildings treated? A: All buildings are treated with a base coat. This treatment is only for protection during storage and it is recommended that you treat your building prior to construction.
Q: Do I have to do any ground preparation before my cabin is delivered? A: It is paramount that the building is constructed on a sound flat surface.
Q: What do I do if I don’t have a sound level base? A: Paving slabs are ideal, or another alternative is concrete base or wooden beams (ensure these are tanilised)
Q: What size should I build my base? A: We recommend that the base is exactly the same size as the cabin dimensions – this is so that rain can run away from the structure rather than pooling at the base?.
Q: Will I need planning permission? A: THIS IS NO WAY BINDING AND WE ADVISE THAT YOU CONTACT YOUR LOCAL AUTHORITY AS LEGISLATION CHANGES - However the following my be used as a guide. Where the development is more than just a simple extension, it is worth considering employing an architect to draw up the plans, submit them to the Local Authority, obtain the approval and then to oversee the work. If work is carried out without the necessary approvals, the local authority can issue an enforcement notice requiring (at best) retrospective approval or (at worst) demolition of the work completed. Normally Planning Permission or Building Regulation approval is not required provided that:
Sheds and greenhouses do not cover more than half of the area of the garden; not including the area occupied by the house.
It contains no sleeping accommodation and the floor area does not exceed 15 square metres.
No point is less than one metre from a boundary.
It is not more than 3m high for a flat roof, or 4m with a ridged roof.
Overall height from ground level to ridge must not exceed more than 2.5 metres within a 2 metre range of any boundary. A building with overall height exceeding 2.5 mtrs in height and placed within 2 mtrs of any boundary will require planning permission. Height of the eaves must not exceed 2.5 mtrs
No part projects beyond any wall of the house that faces a road.
The outbuilding is for use only by those who occupy the house.
A Log Cabin should be more than 5 metres from the main dwelling and up to 50% of the remaining garden can be utilised with this type of building.
No verandas higher than 30cms from ground level.
Building Regulations do state that structures built of combustible material (i.e. a wooden shed) must be at least 2 metres from the main house.
